Operation of the National Real Estate Market from January to July

In terms of different sub-dwelling sizes, the sales price indices of newly constructed residential buildings at and below 90 square meters climbed 2.3 percent year-on-year, while that of chain index increased 1.2 percent.

In terms of different regions, as compared year-on-year, 43 cities got an increase of sales price indices of newly constructed residential buildings, of the total, the top fives were: Ningbo was 6.4 percent, Yinchuan was 5.4 percent, Jinzhou was 5.2 percent, Jinhua was 4.9 percent, and Xining was 4.5 percent; that of 26 cities dropped, and the top fives were: Shijiazhuang was 5.5 percent, Xuzhou was 5.2 percent, Shenzhen was 4.6 percent, Guilin was 4.4 percent, and Dandong was 4.0 percent.

As compared with previous month, 63 cities got an increase of sales price indices of newly constructed residential buildings, of the total, the top fives are: Jinhua was 3.5 percent, Guangzhou was 2.7 percent, Shenzhen was 2.2 percent, Ningbo was 2.0 percent, and Dalian was 1.9 percent; that of 3 cities decreased, of which, Lanzhou was 0.4 percent, Shenyang and Quanzhou was 0.1 percent respectively.

The sale price indices of second-handed residential housings expanded 3.0 percent year-on-year, or increased 0.8 percentage points month-on-month; the chain index advanced 0.9 percent, narrowed 0.2 percentage points month-on-month.

In terms of different regions, as compared year-on-year, 42 cities got an increase of sales price indices of second-handed residential buildings, of the total, the top fives were: Shenzhen was 9.6 percent, Luoyang was 7.0 percent, Lanzhou was 6.9 percent, Nanning was 6.3 percent, and Wenzhou was 6.3 percent; while that of 5 cities dropped, and the top fives were: Jilin was 7.8 percent, Shijiazhuang was 7.5 percent, Tangshan was 7.0 percent, Yueyang was 5.5 percent, and Jining was 5.2 percent.

As compared with previous month, 61 cities got picking up, of total, the top fives were: Shenzhen was 4.2 percent, Nanjing was 2.4 percent, Jining was 2.1 percent, Xiamen was 2.1 percent, and Changsha was 2.0 percent; that of 4 cities decreased, of which, Nanning was 0.8 percent, Shijiazhuang was 0.5 percent, Huhhot was 0.2 percent, and Huizhou was 0.1 percent.

The sales price indices of new non-residential housings went up 0.8 percent year-on-year, the chain index boomed 0.6 percent.

As compared year-on-year, the sales price indices of office buildings were up by 3.5 percent, that of for commercial purposes dropped 0.2 percent, that of for others decreased 4.0 percent. As compared month-on-month, the sales price indices of office buildings were up by 1.0 percent, that of for commercial purposes ballooned 0.3 percent, that of for others increased 0.9 percent.

V. National real estate development climate index

In July, national real estate development climate index was 98.01, promoted 1.46 percentage points month-on-month.

In terms of different indices, the investment index of real estate development was 96.28, came up 2.68 points month-on-month; the index of capital sources was 103.31, up by 4.58 points month-on-month; the index of floor spaces development was 92.55, went up 0.16 points month-on-month; the index of vacant floor spaces of commercial buildings was 88.62, surged 0.03 points month-on-month; the index of floor spaces of buildings under construction was 93.84, decreased 0.05 points month-on-month.
